Burlington County Special Services School District - Westampton Campus Reroofing

Burlington County Special Services School District’s Westampton Campus is located on Academy Drive in Westampton Township, NJ. The primary facility at this site is a 150,000 s.f. educational building completed in 1981. The building’s design includes both low sloped roofs and minimally sloped (1.5 to 2/12) roofs finished with asphalt shingles. There were two fundamental problems with the design of the existing roofing system: 1.) Extremely low slope, and 2.) Lack of ventilation. Both of these factors combined with the size and configuration of the roof led to deterioration of the shingles, accelerated corrosion of the fasteners and leaks that plagued the building since its completion. A second layer of asphalt shingles was installed years ago with little to no improvement, asphalt shingles are simply an appropriate roof finish for a roof with a slope of 2/12. In order to address the problem and meet the District’s funding constraints, TDC employed a phased approach to the replacement of this roof. Plans developed by The Design Collaborative included removal and disposal of the existing asphalt shingle roofing, gutters, downspouts and accessories, and installation of new 22 gauge galvalume standing seam metal roofing, including new insulation, gutters, downspouts, flashings, counter-flashings, trims and snow-guard systems. The first phase of this roof replacement project was completed in August, 2014.
